There is a place I’d like to look at but there’s another broker’s sign on the property. Do I have to work with that broker?
No. You don’t have to work with that broker. You as a buyer or tenant should have your own independent representation. Contact us to better understand your rights.

Can you connect me with other professionals that can help me?
Absolutely. In our extensive experience, Equity Realty has built a strong foundation of professional colleagues who represent leaders in various industries including banking, architecture, construction, and other important goods and services for the management of your business. Take a look at our partners online or contact us and ask for a referral for any of your business needs.

Do I need representation to close a commercial deal?
No but you should. Keep in mind that the other side of the deal will likely be represented, so you should be too! Have an industry expert in your corner who looks out for your best interests by contacting Equity Realty about your next commercial real estate deal today.

Is my business too small to have a broker?
No. In fact, the smaller your business, the more you need a business partner to look out for your best interests. Just because your business is small, it doesn’t mean your time or investment is worth less or that you don’t deserve dedicated representation! As your business partner, Equity Realty is ready to support you in all of your commercial real estate needs regardless of your space requirement, investment amount, level of activity, or immediacy of action. Let’s get started.

How much does it cost to have a broker?
Brokerage service costs vary. Often times the services to our buyer and investor clients can be paid by the sellers during the purchase. Sellers typically offer this compensation in order to provide an incentive for buyers and their agents to consider their property. Brokers are paid on commission which is an earned compensation and is only paid upon your success. It is our belief that when you invest in brokerage service, the value should overshadow the cost. Our fees are negotiable and are entirely based upon the value you receive. Equity Realty also offers fee based consulting at hourly rates determined prior to engagement. Contact us to schedule a meeting where we can make a recommendation and share more information about working with brokers at no obligation to you.

Can you help me with financing?
Yes. We’ll be happy to guide you through the maze of opportunities for financing your property investment, including private debt and equity as well as public financing options such as historical and economic incentive based income tax credits. Let us help you obtain optimal financing terms tailored to your particular situation and goals. Contact us to get started.

Can you help me with my 1031 Exchange?
Yes. This IRS code allows commercial land owners to sell income-producing property and defer capital gains on the transaction if those gains are reinvested in income-producing property within a specific timeframe. We can help you ensure this process is completed according to the government regulations and within the required timeframe by identifying properties that qualify for your exchange and guiding you through the balance of the deal. Contact us to get this process started today.

Is commercial real estate investment an option for everyone?
Believe it or not, it is. Commercial real estate can be an important and profitable addition to your investment portfolio. If you’re interested in learning more about it, let’s meet to talk about opportunities that fit into your business plan and your portfolio.

Is it a good time to invest in real estate?
We believe opportunities are always available in real estate regardless of the state of market. A well informed and professionally represented business or investor will profit in any market as long as they stay focused on the long-run because the fundamentals of the commercial real estate do not change with the swings in the market. For that reason and many others, you need a commercial real estate broker whom you consider a business partner with a solid foundation of real estate experience and capable grasp of how the industry works. That’s why we’re here.

Where do I start?
Contact us for a no-hassle consultation. We believe in the importance of meeting face to face, providing our clients with all the information they need to make informed decisions, and building long term relationships that benefit your business. We’ll get started right away listening to your story, assessing your needs, identifying the best opportunities for you, and ensuring you’re taken care of throughout the whole experience. If you ask us, that’s how all business should start.
